We haven’t done one of these for a while. So how have things been now that we have had a property manager on the job for 6 months? Going from best to worst:
The building is undeniably operating better now that B— has taken over from her absentee predecessor. Lingering maintenance items in places like the gym have been taken care of and there is an overall sense of operational focus that was lacking before. Resident events are more frequent.
The front desk has drastically improved since the disastrous switch to the new company. There is still way too much turnover, but we no longer feel the need to play Benny Hill music while they go into the back and frantically search for lost packages. They still lose packages sometimes though.
We desperately wanted to give the elevators the “most improved” award, but then February and March arrived. We are not sure if Q4 was a superhuman effort to keep them working through the holidays, or if Toll Brothers just totally gave up on maintenance until they broke spectacularly in February, but we have regressed back into the mode of constant problems.
Communication from B— is generally terrible. You’re way more likely to get an email with a discount on a hair blowout than one with useful information about the building. Jane, for all her faults, at least tried to explain what was going on. B—, not so much. We are willing to settle for quiet competence, but the honeymoon is over and the jury is still out on this one.
